Things to Consider When Building Your Home- Part #2

Building a home is an exciting time. For some people, it is their first home together and for others it is a home they are building for the retirement years. Whatever category you may fall under, one thing is certain, it has to be perfect for you and your lifestyle. Last month we covered five things that you want to consider when you are building your home and today we are going to cover five more areas you might want to think about when building.

Consideration #6- Laundry Room Placement

This is an important one to consider as many people prefer the washer and dryer near the bedrooms. It does make sense but some like the idea and others do not. You have to take into consideration how often you will use the laundry room and where the majority of your laundry is coming from. The less amount of laundry you have to carry up or down the stairs, the better.

Consideration # 7- Bedroom Placement

Your bedroom should be your resting place where you can go to relax. Considering where you place your bedroom is very important. Your bedroom needs to be far enough away from noise and traffic. If possible, avoid placing it over the garage so that you will not hear the garage door open and close. Making these considerations will ensure a peaceful night’s sleep.

Consideration # 8- Kitchen Placement

The kitchen is considered the heart of your home but that doesn’t mean it has to be centered directly in the middle of your house. Think about carrying in groceries, it is already a chore so trekking through the living room or laundry area only makes it less appealing. Place the kitchen in proximity to the entrance or mudroom so that it is easily accessible. This also makes it easier when entertaining guests.

Consideration # 9- Garage Placement

There are two things to consider when talking about the placement of the garage, one being front or side load garage, and two being what do you want your garage to lead into in your home. Side load garages usually add more width to the dimensions of the home and give it great curb appeal, front load is convenient and easily accessible. Having a garage lead into a mudroom or kitchen area is convenient for a couple reasons, one being topic #8 that we just covered,  and two being that it doesn’t track dirt and mud through other areas of the home. Whatever you prefer, consider how you will use your garage and what conveniences it will offer you.

Consideration # 10- Make Sure It Works For YOU

You know what is best for you and your family. It is always nice to get considerations from professionals but make sure that it is what you want and that it can work for you. If you need that second floor laundry area because you have three very messy children then make sure that is what you get. Don’t sacrifice things in your new build home that you will not be able to live with or without in the years to come. And above all else, enjoy every moment of this process as this is a very exciting time in your life.

Things to Consider When Building Your Home-Part #1

So you want to build your dream home!? You have shopped around, found the perfect builder and floor plan, got your loan approval, and now you are ready to start the process – or so you thought! The floor plan that you have picked out seems perfect for your life now but what about years from now? Have you thought about certain details of your new home that you might long for in the future or realize you don’t have a need for in another two years? These are small details that many first time new home builders don’t consider. When building a new home it is crucial that you look at your home from many angles. For instance, you might want to consider building a 4-bedroom home instead of a 3-bedroom home if you are thinking about expanding your family in a few years.  That is just one of the many things you will want to consider in this process of building your dream home.

Consideration 1# –Pay Attention to your HVAC System

If you do not plan well this can lead to issues with moisture and mold growth which can cause health problems. You also want to take into consideration the size of the home in comparison to the size of the unit. Make sure that come winter time when temperatures are below freezing your home stays warm.

 Consideration #2- Space Planning

If you are building a smaller to medium sized home and you want it to be efficient for your everyday life then space planning and design are crucial. When building, you want to pay close attention to where you are placing your storage space. Do you need a huge walk-in closet in every room? Could that space be added to the bedroom or a bathroom? Pay attention to where you put closets and make sure that there is also one in the main hallway. Do you want a foyer closet? If so, consider the climate that you live in. For instance, if you live in Florida you may not need a large foyer closet for coats. You want to be sure that you consider every part of your lifestyle and living conditions when space planning.

Consideration #3- Overall Planning

When building and customizing your new home you should take your lifestyle and habits into consideration. Are you planning on staying in this home for a long time? Will you need more rooms in the future if you are thinking about expanding your family? Will you stay in this home as you reach retirement age and beyond? If so, consider the size of the home or the amount of stairs you are putting in your home as this may be an issue as you age. Considering these factors will ensure that your new home is all you want it to be for many years to come.

Consideration #4- Lighting

Lighting can add so much to a home. It can awaken an otherwise dull room making it appear larger. If lighting is important to you, make sure you have ample amounts of outlets to plug in lighting fixtures and lamps. If natural lighting is important to you, make sure there are plenty of windows in every room as this will brighten the space. Also you want to consider skylights or recessed lighting if you prefer overhead light such as in a kitchen or family room.

Consideration #5- Under Utilized Rooms

Planning to build a play room, game room, or even a sun room sounds nice, but will it get used to its full advantage? Unused rooms often get dubbed as a dumping ground for junk instead of the original purpose it was built for. If you plan on building one of these types of rooms make sure it can easily transition as your life changes or your family expands, otherwise it become useless space that could have been used for something else.

MythBusting the Myths About Winter Home Building

Construction Projects during the winterSome folks say that you shouldn’t start to build a home in the winter. Not true!  Here are a few reasons why it is perfectly fine to start the process now:

MYTH # 1. Cold weather plays havoc with lumber exposed to the elements in the framing stage.

Since inclement weather is likely to occur, the lumber industry continues to develop procedures that are used in the milling process that inhibit the effects of poor weather. You certainly get wet days at any time of year, but the summer has higher humidity that can keep the lumber from drying out after a rain.

Instead, lumber that is exposed to the more infrequent rainy day in the dead of winter is exposed to very low humidity and has a chance to lose the absorbed moisture during the remainder of the construction process. Homes under construction must be heated in the winter and along with the low humidity the drying out is accelerated.

MYTH # 2. Workmanship suffers when construction workers are fighting the elements.

It is obvious that most everyone would prefer to have beautiful weather to perform their work in but seldom are conditions perfect and that fact is accepted as part of the job. No matter the time of year, there always seem to be some challenge to overcome, be it wind, rain, sweltering heat and humidity or numbing cold. It may be difficult to believe but there are a fair amount of workers who prefer the cold to working in heat and humidity.

MYTH # 3. Homes built in the winter are priced higher than homes built in the summer.

While it is true that there are additional expenses to account for to get a project completed in the winter, compared to the overall cost of the project they are relatively insignificant. These additional costs may however, be less than the increased price for materials and labor in early spring.
