Today is the big day! The 2015 Parade of Homes kicks off in the beautiful Northstar Community is Sunbury, Ohio. This year the parade of homes will be smaller than the previous years feature six homes all within the $500,000-$700,000 price range. This price range is a bit more realistic and stays in tune with the average cost of a luxury home in Central Ohio. This parade will still feature the latest trends in paint colors, decorating and design elements so be prepared to be inspired! 10 Supplies You Will Need on Moving Day

moving day Moving into a new home brings happiness but it can also bring on some stress. Whether you decide to hire movers for your big day or you decide to take the DIY route, we want to help make the big day a little easier for. If you have decided that you have enough trusted friends or family members to help with the move and want to go the DIY route here are some tips and tricks you should know to help the move be as stress-free as possible.

Boxes, lots of boxes!

This one is pretty obvious but we still thought it was worthy of making this list! When you are doing the moving by yourself (heavy lifting), it is much more difficult when you are  using flimsy boxes from odds and ends places that have no durability. It is best to go to your local moving company where they sell durable, heavy duty moving boxes with matching lids. They also carry speciality boxes for items such as mirrors or artwork and they have wardrobe boxes complete with hanging racks (this will save you so much time!) that will help to put your closet back in order in no time.

Packing Tape

In order to seal all of those boxes  you’ve just packed you need some good packing tape. This tape can be pricey but the higher the price usually indicates a higher quality. The cheaper tape tends to be flimsy and ends up not doing the job it is supposed to therefore requiring you to use more of it. The heavy duty tape is usually one strip and you are good to go! A little tip would be to buy this in a bulk quantity as it usually prices out cheaper per roll that way.

Moving Blankets

You might be wondering why you need moving blankets but trust us when we say, you will want or need them! As careful as you may think you are, moving heavy furniture and loading it onto a moving truck to add dings and scrapes to your nice furniture. What is worse is getting a grease stain or tear on a beautifully upholstered couch (ouch!) The blankets will provide a cushion in between your boxes and furniture ensure a safe trip to the new home. Simply tape the blankets (with that heavy boxing tape that you just bought in bulk) and you will have a better peace of mind with your furniture.

Stretch Plastic Wrap

If you are wondering what this is you probably aren’t the only one! This comes in a roll and it stretches and clings itself to your items (think of it as a large roll of Saran Wrap!) You can use this to wrap around multiple items or boxes and keep them tightly together. The best thing about this plastic wrap is that it does not leave a sticky residue.

Bubble Wrap

This is another must-have when it comes to moving day. Bubble wrap helps to provide cushion between delicate china and other glassware and dishes. This is a must if you want to ensure that no dishware gets broken during the move. The larger the bubbles, the more cushion it will provide. Plus it is a great stress reliever if you just want to pop it after the fact!

Packing Paper

This is different than your standard tissue paper and much more durable. This flexible, thin, but very durable paper is great for filling in those extra gaps in the boxes. This will help keep your items in one place and not move around inside the boxes. If you have a lot of delicate items in one box but still plenty of room for them to possibly move around and break this paper will be your best friend!

Paper or Cloth Towels

When you go to pack your coffee mugs and drinking glasses stuffing paper towels in between them will help to avoid cracks or breaks. They also come in handy when you need a towel to clean up a mess. The best part is when  you move to your new place you can use those paper towels for future messes that need cleaning! If you are looking for a greener tip we suggest using your clean dish towels between your cups.

Carpet Protection

Most DIY movers don’t think of this one, but using it will make all the difference. This is a plastic protection that you put on your carpet to help easily drag heavy furniture items. It won’t drag on the carpet and it will protect the carpet from the constant walking in and out of the house. This is extremely important if you have someone moving into the home and want to preserve the look of the carpet.

A Moving Dolly

If you are enlisting the help of your friends and family you want to make sure they don’t get hurt while helping you. It is important to invest in those little disks that go underneath furniture to help move it across the floor. This take the stress off the back and hopefully will prevent any injury. Dollies are great for lifting several boxes at a time because we all know the number lifting heavy boxes can take on your back!

Utility Knives

This one is a no-brainer when it comes to unpacking those boxes. The last thing you want to realize is that you packed all of your scissors away and have nothing to cut open those boxes! Keeping a box cutter on hand will make the unpacking process much easier.

Tips for Moving into Your New Home

new home Moving into your new home is a very rewarding feeling but it can also come with some stress in the beginning when getting settled in.  We want to help make this process a little less stressful for you so that you may be able to enjoy this happy moment. Here are some things you can do before your big move that will help make the transition less stressful for you and your family.

Update Your New Address Before Moving

When you move into a new home you want to make sure that everyone who needs your new address has it. The easiest way to do this is to fill out a change of address form at your local post office. This will ensure that your mail will begin to get delivered to your new home as soon as possible. You will also want to make sure that you update your drivers license, voters registration, insurance, bank information and credit cards to reflect your new address. To further eliminate any stress, have all of your utilities transferred to your new address or set up new accounts if needed. If  you have any subscriptions to magazines or newspapers don’t forget about these too! The post office does forward these types of things but only for a limited amount of time.

Keep Important Documents Somewhere Safe

You know that new big screen TV you just bought or the washing machine you just had to replace? Those probably came with important warranty information and it is crucial that you keep these in a safe place. Remember it all just looks like paper when it is in a big pile and you would hate to throw something important like that away. A good idea is to get some kind of safe deposit box or safe that you can put all of these documents in so that they will not get mixed up with yesterday’s junk mail. Maybe you are moving across the U.S for work and the moving expenses are tax deductible; you do not want to lose your receipts. Make sure to keep these in a safe place as well.

Add Some Security

If your new home is not already equipped with a security system, you may want to consider setting one up. A new home is a new environment and knowing you are protected will give you peace of mind. If you are not moving into a newly built home it is also wise to change your locks so that your key is not the same as the previous owner’s key.

Do a Final Walk Through

Get to Know Your Home 

A new home is a new surrounding, new walls, new floors and usually a whole new setup. That is why you need to take some time and get to know  your new home. P&D makes sure that you know where every outlet is, every light switch and circuit breaker by giving you a thorough walk through of  your home and answering all of your questions for you. Think of it as a ‘New Home Orientation’. It is important that you get all of your warranty information and operating manuals on the new appliances/features of the home. Also this is an important time to create an emergency plan for your and your family in case of a fire or other emergency. Since this is a new home for your kids too, make sure that they are familiarized with everything as well.

Home Owners Association (HOA)

Regardless of how you feel about homeowners associations, if you live in one you will want to make sure you are familiar with the HOA rules. Each community has different rules and regulations. Find out what you can or cannot do if you do live in a homeowners association. This is also a great time to find out what the trash and recycling collection times are and other important “need-to-knows” and events in the community.

Get to Know Your Neighborhood

When you move into your new home you are likely to have neighbors as you are probably living in a community (unless you are moving to a rural location). Don’t wait for your neighbors to come to you, reach out and meet them. It is also good to get to know your neighbors as this can add a sense of security to the community and your home. They can help watch your home when you are away, you can arrange play dates with their kids and most likely end up becoming great friends with one another. Embrace your new community and you will find that it can be a very welcoming experience for you and your family. Once you become more acquainted collect addresses and phone numbers from your neighbors in case of emergencies. Also if you have pets, find out where the veterinarian and pet hospital are located. The more you know about your neighborhood, the more assimilated you will feel.

Once you are all settled in, you have met the neighbors, and have become acquainted with your new home, you will feel much more at ease. This is the point in which  you break out all the necessary items to plan your housewarming party and invite everyone over for a celebration!

 

 

It’s Closer Than You Think…2015 BIA Parade of Homes

Can you believe we are already approaching the middle of the summer  and the 2015 BIA Parade of Homes is closer than you think! As previously mentioned, the Parade of Homes will be taking place in September and going through the first part of October. With all of the beauty that the Fall season has to offer, it seemed like a perfect time to showcase the lovely homes that will be on display.

The Northstar Community, located in Sunbury, will be the home of the 2015 BIA Parade of Homes. With its close proximity to I-71 it is easily accessible and much closer than you might guess. Located just off of the 36/37 exit, which is the exit right after Polaris, it only takes a mere 25 minutes to get to downtown Columbus! Believe it or not, this is a shorter driving distance than last year’s Parade of Homes, which was located at Trail’s End (30 minutes to downtown) and Jerome Village in Dublin (also about 30 minutes to downtown).

We understand that location is key but what about the great amenities that the Northstar Communities has to offer?! Northstar Communities makes living there a dream! With an 18-hole, semi-private golf course, fitness center, tennis courts and even a 7,300 square foot pool, it will be like you are on vacation in your own backyard. If you want to throw a dinner party, or celebration of some sort, Northstar Communities offers a 18,000 square foot clubhouse and banquet facility for any of those needs. What to Expect When Building A Custom Home

Breaking ground on a new home is a very exciting time! You get to watch as your dream home comes to life piece by piece. Also, having a good understanding of the process will help answer questions that arise and give you peace of mind throughout the build. We are going to give you a little insight into what you should expect when you go to build your custom home. Keep in mind this is a general rule of thumb as it can vary throughout different states and different builders.

First Step- Prepare the Site and Pour Foundation

First, the home builder will clear any debris and trees from the site using earth-moving machines. The crew will then level the site, put up wooden forms to serve as a template for where the foundation will lay. Holes and trenches will then be dug. Footings (these are the structures where the house interfaces with the ground that supports it) are installed. If your home comes with a basement (as most typically do) this is the point where the basement is dug out. Next the foundation walls are formed and poured. Once concrete is poured into the holes and trenches, it needs time to settle. During this time activity at the construction site is put on hold. After the concrete is ready, the crew applies a waterproof membrane to the foundation walls, installs the drains, sewer and water taps and any plumbing that needs to go into the basement. At this point an inspector will inspect the site to make sure that the foundation components are all up to code and installed properly.

Second Step- Framing

The next step is usually a very exciting time for the home owner because this is where you start to see the house erect. The floor systems, walls and roof systems are completed during this process known as framing (as known as the shell or skeleton of the house). The plywood or oriented strand board sheathing is applied to the exterior walls and roof. The windows and exterior doors are installed next. The house is then wrapped with a protective barrier that prevents liquid from penetrating the structure of the home while still allowing water vapor to escape. This helps to prevent the likelihood of mold or rotting wood.

Step Three- Plumbing and Electrical

Once framing is complete, next comes the siding and roofing. At the same time the electric and plumbing will start running pipes and wires throughout the home. Sewer lines,vents and water supply lines are installed as well. Bathtubs, and any other large objects get installed at this point because they are harder to maneuver as the building goes on. The duct work is installed for the heating, ventilation and air-conditioning (HVAC) system. After the roof goes on the house, the house is considered dried in. This is where electrical receptacles for outlets, lights and switches come in. Another inspection will usually take place at this point for compliance with building codes.

Step Four- Insulation

The next step, insulation, plays a key role in keeping your future home comfortable and consistent with the outdoor climate. It also helps with energy efficiency (which P&D Builders prides themselves on!) All exterior walls, as well as the attic space and any floors located above unfinished basements or crawl spaces will be insulated. The most common types of insulation that are used in new homes are fiberglass, cellulose, and foam. These are also dependent on the region, climate and the builders preferences.

Step Five- Drywall

Drywall is the next step in the home-building process. The drywall is hung and taped so the seams between the boards aren’t visible. The primer coat of paint is also applied at this point after taping is complete. At this point in the building process you will begin to notice the finishing touches going on the outside of the home (Brick, stucco, stone or siding).

Step Six- Interior Trim

At this point in your custom home build, the interior doors, baseboards, door casings, window sills, moldings and other decorative trim is installed. Your cabinets that you picked out, those will go in at this point too! Your walls will get all the finishing touches at this time as well. If you have a walkway, patio, or a driveway this is the point in which those will begin. Many builders usually save this part for the end because the heavy equipment can damage the concrete. Some builders do the contrary and pour the driveway when the foundation pours so the homeowners that visit the site will have an area to walk on.

Step Seven- Countertops & Hard Flooring

If you are having ceramic tiles, or wood flooring installed this is when that will happen. The hard-surface flooring usually goes in at the same time as the counter tops. At this point you are really able to see the house in a near-complete phase! Any exterior grading is also done at this point to ensure proper drainage away from the home and prepare the yard for landscaping.

Step Eight- Light Fixtures

Light fixtures, outlets and switches go in at this point and the electrical panel is completed. The sinks, toilets and faucets are also being installed.

Step Nine- Finishing Interior Touches

The last step in the interior of the home is to install mirrors, shower doors, and carpeting. This is when the cleanup takes place. Any exterior landscaping such as trees, shrubs, and grass are planted and completed. A final inspection from a building-code official is completed at this point.

Step Ten- The Walk-Through

This is usually the most exciting moment for the home owners because this is the chance that they can see the completed project. Your home builder will walk you through your home and answer any questions you have, help to acquaint you with all of the features and operations of the systems and components. This is where  you, the home-owner, can bring up and issues or questions that you have or any problem areas that need to be adjusted. This is the point where you need to be attentive and observant. Examine counter tops, walls, cabinetry and flooring to ensure 100% satisfaction.

What You Need to Know Before Building a Pool

There is something about the warm summer days that make most people crave a trip to the pool. Maybe it is to simply cool off from the hot and humid Ohio summer days or just to hang out poolside with friends. Often times if you do not live in a condo or apartment complex you do not have a pool that you can go to free of charge therefore many opt to building their own pools for the convenience and luxury. If you are thinking of building a pool at your home there are a few considerations you should make before you begin the process.

#1 Create a Wishlist & Set a Budget

Research is so important when it comes to investing in something big like a swimming pool because it is permanent! With technology changing all the time it is best to see what new features, techniques, and other innovations are out there, especially if you want the best there is to offer. After you figure out that aspect of it, gather pictures of what you want it to look like, where you might want it to be built in your backyard, and what kind of ambiance you want to create around the pool. Pinterest is a great place to find inspiration! By creating your wish list and vision board it will be easier to explain to the builder exactly what you want. Don’t forget about setting a budget during this period before any commitments are made and contracts drawn up.

#2 Research the Types of Pools

Since you are likely putting a large chunk of money towards this investment it is important to know about the different types of in-ground pools available. Some pools are made of concrete, others are made of fiberglass, and some are even vinyl. Then you have to look into the coping, cleaning systems, filtering systems, and the artistic finishing touches that are available. With so many variations it is important to understand the pros and cons of each type so you and the builder are speaking the same language.

#3 Find A Credible Pool Builder

Again, we cannot stress the importance of research. Read reviews, talk to your neighbors who have a pool and see who they went with or recommend. You can find more in-depth reviews from the Better Business Bureau  It is best to find a pool builder who is seasoned in swimming pool construction. A good pool builder will offer samples of his work, provide references, and answer all of your questions. You will be working with this person for several months so make sure you choose someone you will be comfortable with.

#4 Consider the Weather in Your Area

Weather can dictate certain pool building decisions. People who live in colder climate areas should consider enclosures to prolong the amount of time they can use the pool. If you live in a wetter environment an enclosure would also be beneficial. A pool heater might be necessary if you live in a cooler environment. Also investing in a nice solar pool cover keeps the leaves and debris out while warming the pool with the solar energy. If you are looking to save on energy costs the enclosures, pool covers, pumps, and lighting timers can all pay for themselves in a short amount of time. If you live in Ohio you know we have bitter cold temperatures in the winter so completely shutting your pool down for the winter is the most efficient.

#5 How Will You Use Your Pool?

Is the pool going to be for your kids? For entertaining? Are you building it to add value to your home? Or is it being to built as a relaxing oasis for you and your spouse? Answering these questions will help you determine what kind of pool you should build and what features to add. If you are building for your kids, a pool slide or a shallow area would be perfect. If you are building it as more of a resort-like feel for you and your spouse, think of an infinity pool or using more high-end glass tile finishing. If you are using it for entertaining and want it to be very visually appealing, consider more expensive coping and maybe a built-in water feature. If you have a clear purpose you will be the builder’s best friend.

#6 Getting Permits and Insurance

Of course, we can’t go without saying this one! Even though your pool builder will be able to help you with this part, it is important to know the rules and regulations yourself. Some areas require perimeter fences of a certain height, some require locking fences and some require a fence only around the pool itself. Know what the requirements are in your area. It is important to inquire about restrictions, noise policies, and property tax concerns too! And don’t forget about the insurance. Contact your home owners insurance carrier and find out what differences it will make to your policy. It is always better to be informed instead of being surprised!

Building a pool can add a tremendous value to your home and create lasting memories both inside and outside!
